5 Signs a Home Is the Right Fit

The smart home buyer is concerned about the "property fit". Whats that? It means that price and square footage are criteria that need to be considered but a higher priority is how the property will meet your needs today and for years to come.

1. There is room for change


Consider how this property will effect your vision of years to come. What are you and your family going to need fro the next 10 years? How could these life events effect your choice in a home.

  • Marriage or moving in together

  • Having or adopting children

  • Purchasing or adopting a new pet

  • Kids leaving for college or their own homes

  • Adult kids or other family moving in


2. You are good with the repairs needed


Get firm estimates of the time, effort, and dollars involved in turning your potential home into your dream space. Also, ask your agent about home warranties that can minimize your exposure to future repair costs.


3. The maintenance won't break the bank


The cost of owning a home can vary greatly based on home’s region, condition, construction date and other factors. Before you buy, talk to your local real estate expert about the average maintenance costs of homes in your neighborhoods of interest.


4. You understand and accept the fees


Ownership association fees can be a great investment if the benefits have value to you. For example, if you hate routine lawn maintenance, a monthly fee is a small price to pay to avoid it. Also understand the property taxes in the area you are looking. Special city and county assessments can increase your mortgage by as much as 50% or more depending on the area.


5. It works with your commute


Factor in all the places you frequent including work, schools, the grocery store, and other amenities. Check out the local places of interest and see what your potential new neighbors and subject matter experts have to say. Also don't forget that work commute. See what the commute would be at different times of day to make sure the price you are paying isn't going to cost you more than you are ready for!
